Joel Salgado Holdings LLC acquires under-market residential assets in Metro Atlanta for both rentals and fix-and-flip. For rentals, we strive to buy at a discount, complete light to moderate rehab, and stabilize to a DSCR ≥ 1.25x for refinance or long-term hold. For flips, we target clear ARV comps, tight scope control, and quick turns.
We keep corporate formalities and banking clean for underwriting (Articles, EIN, Operating Agreement, separate business account, developing business credit). The approach is simple: buy right, improve efficiently, protect downside with reserves and conservative comps, then either refinance to DSCR debt or exit via sale.
